Tune-up and inspection

Garage door maintenance that catches wear before it breaks something

Garage door maintenance is a scheduled tune-up and inspection of every moving part on the door. A garage door is one of the largest moving objects in a house, and it runs on a spring that stores a lot of force, cables under load, rollers, hinges and an opener. Each part wears at its own pace, and wear in one part puts extra strain on the next. A dry roller makes the opener pull harder. A stretched cable puts one corner of the door out of balance. A door that is slightly out of balance wears the opener gears.

Without a check, these problems are found the hard way: the door stops halfway, a spring snaps with a bang, or the opener runs but the door does not move. A yearly check up and inspection finds the small things first. Northern Illinois winters add their own wear: lubricant stiffens in the cold, the bottom seal can freeze to the floor, and road salt tracked in at the door base attacks the lower hardware.

We do the work with the door in front of us and tell you what we find as we go.

Tune-up checklist

What a garage door tune-up covers

Balance and spring check

With the opener disconnected, a balanced door stays put when lifted to about waist height. If it drops or climbs, the spring tension has changed and needs to be corrected.

Cables, drums and hinges

We look for fraying strands on the cables, a drum that has shifted, and hinges that are cracked, bent or loose on the panels.

Rollers, tracks and fasteners

Worn or flat spotted rollers are replaced, tracks are checked for being plumb and clean, and loose bolts and brackets are tightened, since vibration loosens them over time.

Lubrication and weatherstripping

We lubricate the hinges, rollers and springs with a garage door lubricant, and check the bottom seal and side weatherstripping for cracks and gaps.

Opener, sensors and reversal

We test the opener's travel limits and its force setting, the safety sensors, the reverse function when the door meets an obstruction, and the remote and wall control.

The maintenance visit

How a maintenance visit goes

  1. 01

You tell us what you have noticed

A new squeal, a shudder, a door that seems slower than before: tell us what you hear and see. If the door seems fine, that is a fine reason to call.

  2. 02

We come out and inspect the whole door

Our uniformed technicians work through the springs, cables, rollers, hinges, tracks, seals and opener in a set order, so nothing is skipped.

  3. 03

We explain what we found and the price

You get a plain account of what is fine, what is wearing and what needs doing now, and an upfront quote before any work begins. Parts that are fine are left alone.

  4. 04

We tune it up and test it

We adjust, tighten and lubricate, replace what you approved, and leave the door balanced and reversing properly. A tune-up is normally done in a single visit.

A door that has started to sound different is already telling you something.

Tell us what you are hearing and we will tell you what to check.

Maintenance answers

Garage door maintenance questions

How often should a garage door be serviced?
Once a year is a sensible rhythm for a door used daily. A door that sees heavy use, or one with an older spring and opener, benefits from a look before winter starts. The visit takes in the whole door, so nothing is checked in isolation.
What can I check myself between visits?
Watch and listen to the door each month. Disconnect the opener and lift the door by hand to see whether it stays in place at waist height, then reconnect it. Lay a board flat on the floor under the door and make sure it reverses on contact. Leave the springs, cables and bottom brackets alone, because they hold dangerous tension.
What does a garage door tune-up cost?
The price depends on the size and type of door, whether it has one spring or two, and whether it needs parts as well as adjustment. We quote before any work begins, and the quote separates routine tune-up work from anything that needs repair.
Can I use any lubricant on my door?
Use a lubricant made for garage doors, applied to hinges, roller stems and springs. Skip thick grease on the tracks, because it collects dirt and slows the rollers. A general purpose penetrating spray washes out of the parts and leaves them dry again soon after.
Will maintenance really prevent a spring from breaking?
It cannot stop a spring from wearing out, because springs are built for a limited number of cycles. What it can do is catch a spring that has lost tension or started to rust, so you replace it on your schedule instead of finding it broken. When a spring is nearing the end, spring repair is worth doing with the cables checked at the same time.
What if the inspection finds the opener is the problem?
We tell you what is wrong and what it needs. A worn gear, a failed limit setting or a weak motor may be fixed, and opener repair is often more practical than a replacement. You decide with the quote in front of you.
